On what is now a large undeveloped site of 19 million square meters – “an area equivalent to all the developments in the southeast that have been promoted to date”, according to the City Council of the capital – the 50,000 new homes that will be built in the Valdecarros development, located in the southeast of the capital and currently under construction, will be built.
According to the Madrid City Council, these homes – half of which will be for subsidized housing – will “alleviate the real estate demand”. In an information sent by the municipal administration last November, it was estimated that “in 2026 the first homes could start to be built“.
The overall investment for the project is more than 2,200 million euros, and includes the creation of green areas – which will account for more than a third of the surface area – and a new urban road that will connect Avenida del Mayorazgo, in Ensanche de Vallecas, with Calle Dos Provisional de la Atalayuela.
More housing construction in the capital by 2026.

The Valdecarros project is the most prominent urban planning project contemplated by the Area of Urban Planning, Environment and Mobility, led by Borja Carabante, for its 2026 budget. But it will not be the only one.
The area, which will have 1,988 million euros -3.5% more than in 2025-, has as two of its central axes “facilitating the creation of new housing in the city” and “making regulations more flexible to promote urban developments”.
This means that it will also be carried out the reparcelling of the New Centralidad del Este, with close to 18,000 homes, and the Ensanche de San Fernando, which will add another 800 properties.
