Madrid Nuevo Norte is beginning to move from the drawing board to real estate listings. The first 102 homes in the large-scale urban development in the north of the capital are now on the market in Las Tablas, as part of the Residencial Antlia development, led by Grupo Ibosa. The first units are scheduled for delivery in 2029.
The development will include one-, two-, three-, and four-bedroom apartments, all with exterior-facing units, terraces, parking spaces, and storage units. The project is rounded out with a swimming pool, gardens, relaxation areas, a gym, and a community room—a setup that is becoming increasingly common in new construction in Madrid, although prices place these first units far from the concept of affordable housing.
From 457,000 euros to over one million
The most affordable unit currently for sale is a one-bedroom apartment, measuring 70 square meters with a terrace, located on a second-floor exterior unit. Its price starts at 456,954 euros, or about 6,528 euros per square meter.
The two-bedroom apartments range from 89 to 96 m² and are priced between 573,039 and 656,600 euros. For the three-bedroom units, with floor areas ranging from 142 to 168 m², prices range from 896,254 to 1,097,483 euros.
The highest price listed so far is 1,097,483 euros for a three-bedroom unit. This figure reveals that, in these early developments, size and layout are not the only factors determining price: the floor level, orientation, terraces, and specific features of each unit also play a role.

Las Tablas Oeste, the first neighborhood
The development is located in Las Tablas Oeste, one of the first residential areas in Madrid Nuevo Norte to begin housing development. The sector will cover approximately 300,000 square meters and is expected to include 741 homes, 184 of which will be subject to some form of public housing protection.
Residencial Antlia is part of the area’s private housing market. In other words, it is not subject to the affordable housing quota, and its prices are set by the private market.
The Madrid Nuevo Norte complex, known for decades as Operación Chamartín, calls for the construction of some 10,500 homes. Of these, 2,100 will be subject to some form of public housing program. It also includes new offices, green spaces, community facilities, and a major transformation of the Chamartín area and the northern part of the city.
