If you signed a rental contract in 2021 -when we began to recover normality after the pandemic- next 2026 ends the legal protection of the law of urban leases that prevented in the five years after signing your landlord to review the conditions of the contract. And the reality of then – a drop in the price of the square meter that allowed many to change housing – clashes head-on with that of now: the rise in rent covid could increase by up to 383 € per month.
This is the calculation that the Ministry of Social Rights, Consumption and Agenda 2030 has made on the review of these covid contracts, some 630,000 in total, which affect the lives of more than one million people throughout Spain. And that have been affecting those who signed in 2020 throughout this 2025.
In the case of Madrid, where the Fotocasa portal points out that the rent has risen by 47% in the last five years, this situation will affect 400,000 neighbors, according to data from El Confidencial.
Taking into account that in 2024 Madrid residents spent an average of 71% of their salary to pay rent, many will not be able to cope with this increase and will be forced to leave their homes, as reflected in some testimonies collected by El Confidencial.
What communities are most affected by the increase in rent covid?
According to data from the Ministry to which El País has had access, the contracts that will rise the most will be the more than 20,000 in the Balearic Islands: the average rent will grow by more than 4,600 euros per year. The Valencian Community also heads this increase with 2,700 euros per year and the third place is occupied by the Canary Islands, with an increase of 2,267 euros.
In the case of the Community of Madrid, the average increase will be 2,042 euros per year and it is the community in which this covid rent review will affect the largest number of homes: 145,800.
