The portal Idealista has already made public the report with the latest data on the price of m² in 2024. In the case of Madrid, if we look at the evolution of the price of housing for sale, the capital reached its historical maximum in December 2024 with a figure of 4,952€ per square meter. This represents an increase of 1.2% compared to the previous month and 20.2% compared to 2023.
In the case of the districts, the one that has increased its price the most in the last year is today 26.6% more expensive than in 2023: it is Retiro, which stands at 6,549 €/m² -which also marks an all-time high-. The other two districts that have become more expensive are Salamanca (25.2%) and Moratalaz (22.8%).
Although Retiro is where the price per square meter for sale has grown the most, it is not the most expensive district in the capital: that title belongs to Salamanca, with a price of €8,818 per square meter. It is followed by Chamberí (7,305 €/m²) and Retiro (with its 6,549 €/m²).
And the price per square meter in the case of rent?
Putting the focus on the price of rents, we should also mention that Madrid set its all-time record last December 2024 with a price of 20.70 €/sqm (15.3% more than the previous year).
The district where the price of rent has risen the most in the last year has been Usera (18.8%), followed by Puente de Vallecas (18.6%) and Villaverde (16.6%).
After demonstrations were held last year in different cities around the country due to the price increases, tenants in Catalonia have already begun a rent strike to express their rejection of the constantly rising figures.
