The data from the latest Idealista report on the price of rents in Madrid are now available and, among the general upward trend, there is a striking exception: in only two districts of Madrid the rent in May has not only not risen, but has fallen.
These are the districts of Moratalaz and Vicálvaro, which compared to the previous month – April 2025 – have recorded a decrease in the price per square meter of 0.3% and 0.7%, respectively. That leaves a price of 15.4 €/m² in Moratalaz and 14.6 €/m² in Vicálvaro.
However, seeing red and negative numbers is rare in this type of report and the rental data in the capital continues its general upward trend.
Rising price per square meter in Madrid
It is enough to take a look at the history of rental price variations in Madrid to realize that the numbers yield conclusions that are incompatible with hope. The price per square meter in May reached a new high: 21.7 €/m². This represents an increase of 1.2% compared to April and, attention, of 11.7% compared to the same month last year.
The districts in which the price has risen the most from April to May 2025 are as follows:
- Usera (5%)
- Latina (2%)
- Retiro (1.9%)
- Carabanchel (1.9%)
- San Blas (1.7%)
