It will be called Puerta de Madrid and will provide Leganés with a total of 4,000 homes, most of which —60%, equivalent to 2,400 properties— will be social housing. Broadly speaking, this is the urban development project that the municipal council has presented together with the Community of Madrid at the MIPIM international real estate fair in Cannes (France).
This urban development will be located in the north of the municipality, on land adjacent to the Leganés Norte sector up to the M-45 highway. In the words of the Pepinero council, “it aspires to become a benchmark for sustainable urban planning, innovation, and balanced access to housing.”
On the other hand, of the 2,400 subsidized homes, around 1,500 will be allocated to affordable rentals, “reinforcing the supply of accessible housing and promoting social cohesion.” The project, as explained during the fair, will be promoted by the ‘Puerta de Madrid’ Urban Consortium, made up of the Leganés City Council and the regional government.
In total, the new Leganés neighborhood will occupy more than one million square meters, distributed as follows: 40% for open spaces and leisure areas and the remaining 60% for housing, facilities, services, and economic activity, following the “15-minute city” model.
Why is it said to be a “sustainable” neighborhood?

This designation is justified by “the integration of nature into the urban environment and the creation of quality public spaces that promote biodiversity.” In practice, this means, among other things, that the Butarque stream will be an element that will structure the new neighborhood and connect it with spaces such as the Bosque Metropolitano and Arco Verde projects of the Community of Madrid.
In addition, measures will be implemented to reduce its environmental impact, such as the generation of renewable electricity and the naturalization of buildings through the use of vegetation.
