More than 3,500 homes, large green areas and new infrastructures. These three are the bases of the new project that will transform the south of Madrid in the coming years. We are referring to the urban development plan for Retamar de la Huerta in Alcorcón, located in the southwest of the Community of Madrid.
The proposal is to create a new neighborhood with a high-end residential design similar to that of Boadilla del Monte. The 1,140,000 square meter extension will take advantage of vacant land located between Villaviciosa de Odón and the M-50.
This idea was already in mind since 1999, but due to the real estate crisis it was paralyzed until last August 1, when the Alcorcón City Council approved the project in an extraordinary municipal plenary session. Construction is expected to begin in the second half of 2025 and the first homes will be delivered in 2028.
Housing solution

For the new urbanization of Retamar de la Huerta in Alcorcón, 3503 homes will be built, of which 1123 will be public. “Our goal is to provide a solution to one of the biggest problems of our neighbors: housing,” explained the councilman of Urban Agenda, Planning, Development and Maintenance of the City, Miguel Angel Gonzalez Garcia, as collected by the City Council of Alcorcon.
The council seeks to promote affordable rentals and has reached an agreement with SEPES (Entidad Pública Empresarial de Suelo) of the Ministry of Housing to promote 238 subsidized housing units, which represents 6.8% of the total number of homes.
However, low-density growth is expected, as the planned buildings are four-story blocks, two-story properties with penthouses and 560 villas with gardens. The real estate companies in charge of building them will be Culmina, La Llave de Oro, Aedas Homes and Realia, as reported by El Mundo.
In connection with nature

The Retamar de la Huerta project in Alcorcón includes the creation of more than 30 hectares of green areas and large common areas that will combine architecture and nature. The new neighborhood is committed to a sustainable urban model with advanced technology and environmental standards.
To this end, spacious streets, a 7-kilometer bike path and a 5.8-kilometer pedestrian path have been designed. In addition, green accesses, tree-lined boulevards and various urban parks will be located between the homes.
In addition to accommodating different profiles for their homes and offering green spaces, this new neighborhood of Alcorcón’s priority is to maintain good communication with Madrid and the rest of the town.
Creating good access
To house a new neighborhood does not mean forgetting the rest of the locality and for this it is essential to have the necessary resources. According to the Alcorcón City Council, 15 million euros will be allocated to an infrastructure plan. This will make it possible to improve access to the neighborhood and prevent the area’s facilities from collapsing.
To improve traffic flow and road safety, a new traffic circle will be created at the junction between the M-506 and the M-50. Likewise, the M-506 will be widened from two to three lanes in each direction in order to organize traffic flow.
Finally, a pedestrian walkway will be built over the M-50, allowing crosswalk between both sides of the highway. This will connect an area that cannot yet be crossed on foot.
