Colmenar Viejo adds a new batch of affordable rentals to the Vive Plan with prices that, by current standards, seem almost unreal: new-build apartments from €562 per month, with garage, swimming pool, gym, and children’s areas in a residential complex located on Avenida de Cristóbal Colón. On February 24, the Community of Madrid will open the registration period to apply for one of the 81 homes in this development, which are in addition to the 282 apartments already delivered in the municipality and bring the total number of Vive homes planned in the town to 915, 332 of which are reserved for people under 35.
The new development includes 23 one-bedroom homes, 52 two-bedroom homes, and 6 three-bedroom homes, all with parking spaces and access to common areas that are in keeping with a typical private residential complex: a swimming pool, playground, and gym, as well as landscaped areas. This is one of three Plan Vive developments currently under construction in Colmenar Viejo which, according to the regional government, will be completed this year, meaning that the successful bidders will be able to move into their new homes in the coming months. The aim of the program is to offer rents between 20% and 40% below market price. However, these types of measures are not yet managing to lower prices in the areas where they are being built due to their scarcity.
Requirements to qualify for the rental

To be eligible for one of these 81 apartments, the main requirement is to use it as your primary residence and not own any other property in Spain. Priority will be given to those who have been registered or working in Colmenar Viejo for at least three years, a way of favoring young people and families from the municipality itself or the surrounding area who want to become independent without moving far away. In addition, the annual rent cannot exceed 35% of the household’s net income, a limit that seeks to avoid situations of over-indebtedness even with these reduced prices.
Applications will be processed exclusively through the portal set up by the management company Sogeviso, starting on Tuesday, February 24, at 9:00 a.m. From then on, the selection and award process will begin, using the usual criteria of the Plan Vive, which is part of the regional strategy to build up to 14,000 affordable rental homes during the legislative term and add around 3,200 new homes in 2026 alone in a dozen municipalities, in addition to Colmenar Viejo. However, these numbers are insufficient to meet the high demand for housing in the region, which is leading to a continuous rise in prices.
