The Madrid municipality of Velilla de San Antonio, a half-hour drive from the capital, has just opened the registration period to apply for one of the 152 newly built municipal apartments in the Residencial Los Rosales development, which are designated as Basic Public Housing (VPPB) units available for rent.
That is why the prices of these homes range from €468.56 per month to €751 per month, to which common expenses, property tax (IBI), and municipal fees must be added.
The variation in prices, on the other hand, depends on the number of bedrooms and the usable floor area of each housing type: there are units with one bedroom (36.21 m²), two bedrooms (between 50.78 and 57 m²), and up to three bedrooms (between 65.5 and 74.7 m²). All of them also come with a storage unit and one or two parking spaces.
What is Residencial Los Rosales like?
The Los Rosales Residential Complex is located at 18 Nicosia Street in the municipality, less than a 25-minute drive from both Atocha Station and downtown Madrid.
The development is equipped with community services and amenities, including a swimming pool, solarium, children’s play area, community garden, sports area, gathering spaces, bicycle parking, an elevator, and terraces.
Eligibility Requirements for Municipal Apartments in Velilla de San Antonio
Since these homes serve a social purpose, this is ensured through a series of requirements that prospective tenants must meet in order to qualify for them.
First, applicants must have been registered as residents or have had their place of work in Velilla de San Antonio for at least 3 years —instead of the usual five—for applications submitted before December 31, 2026.
In economic terms, the household’s annual income must be between 1.5 and 5.5 times the IPREM, and the total rent payment—including expenses—may not exceed 35% of the family’s annual net income.
The housing must be used as a primary and permanent residence, and it is an essential requirement that neither the applicant nor any member of their household own or have the right of use of another residence in Spain (with a few exceptions, as detailed by the Velilla de San Antonio City Council).
Eight of the units, however, will be reserved for individuals with a certified disability of 33% or higher who require adapted housing. The complete guidelines for the allocation of these units can be found in this document.
