Dabiz Muñoz surprises everyone with a new venture on the outskirts of Madrid after scrapping his move to La Finca. The Madrid-based chef has purchased a municipal plot zoned for commercial use in Boadilla del Monte for about three million euros to build his most ambitious project to date from the ground up.
For years, DiverXO’s future seemed set in Pozuelo de Alarcón. The chef planned to move to the exclusive La Finca residential complex with a fine-dining venue valued at between 12 and 14 million euros: an experiential complex that was to become the new DiverXO. There was a project, a design, and a lot of work already underway, but in 2024 Muñoz announced that he was definitively giving up on moving forward, citing the need to rethink the concept so as not to lose creative freedom or tie himself down to a venture that was beginning to clash with his vision.
That decision left one key fact on the table: all that investment capital was never actually put to use. The anticipated 12–14 million remained on hold, awaiting a new destination. Meanwhile, DiverXO continued at the NH Eurobuilding, extending a lease that expires at the end of 2027 and marking a silent countdown: a decision had to be made about where and how the next chapter would be written.
Boadilla del Monte: the 3-million-euro plot

The answer has come from Boadilla del Monte, just a few kilometers from La Finca but in a different league. Through Pig Wings, the parent company of his businesses, Muñoz has won a public tender for a plot of land located next to Banco Santander’s Financial City, for a price of 2.6 million euros plus VAT—that is, about three million in total.
The bidding process was not straightforward: an initial bidder, a cooperative that intended to build affordable rental housing, initially won the bid with a higher financial offer but was disqualified for failing to demonstrate the required financial solvency. That cleared the way for Pig Wings’ bid, which has already deposited a security deposit of around 134,000 euros while the public deed of sale is being formalized.
The plot covers approximately 11,000 m² and is located in an area of significant economic growth in western Madrid, with direct access to the M-40 and M-50highways, proximity to Pozuelo and Majadahonda, and thousands of workers commuting daily to and from the Financial District.
Timeline: planned for the day after DiverXO at the Eurobuilding
The tender documents and published information outline a tight schedule. The project stipulates that construction must begin within a maximum of six months from the signing of the purchase agreement and that the building’s structure should be completed before the end of 2027, with a total construction period of about 18 months.
This aligns almost perfectly with the expiration date of the current DiverXO: the lease at the NH Collection Eurobuilding ends in late 2027. If everything goes according to schedule, the new restaurant in Boadilla could be ready to open between late 2027 and 2028, just when the three-star restaurant needs a new home. Neither the chef nor his inner circle has confirmed that DiverXO’s move will be a literal relocation, but almost all analyses agree that this project will shape the future of his haute cuisine, whether as a new DiverXO with greater freedom of movement and space.
