Madrid’s 18th district, Villa de Vallecas—made up of the neighborhoods of Casco Histórico de Vallecas, Santa Eugenia, and Ensanche de Vallecas—has seen the highest monthly increase in rental prices when comparing data from December 2025 and January 2026 from the latest Idealista Report: in just 30 days, the cost of renting has increased by 4.5%.
Following this price hike, the price per square meter in January 2026 in this district stands at €17.3/m². And although we must not lose sight of the fact that this figure may have grown in part due to the immediately preceding monthly variation—from November to December 2025, the price fell by 5.2%—the truth is that from one year to the next, rent has increased by 15.2%.
This is the second highest monthly increase recorded in this district in the last year, since April, when it registered a monthly variation of 4.8%. This puts it at the top of the list of districts where rents have risen the most, alongside Puente de Vallecas (4.4%), Vicálvaro (4.1%), and Usera (3%).
So , in terms of prices, renting a 70-square-meter apartment in this district of Madrid costs around €1,211. Its all-time high, although very close to the current figure, was recorded in November 2025 at €17.4/m²: the same apartment would have cost around €7 more per month.
Construction of public housing under the Vive Plan
