The price of housing worries both those who live in rented accommodation and those who are thinking of buying their own home. At a time when the right to housing is not guaranteed due to constantly rising prices and a gentrification of the cities that expels the neighbors to replace them with tourists, the cheapest price per square meter for purchase is to be found in a municipality 1 hour away from Madrid, in the case of our region.
This is the Madrid municipality of Cadalso de los Vidrios, where the price per square meter for the purchase of a home is 999 €/m², according to data from the portal Idealista at the end of 2025. According to the same data, this price is 78% cheaper than the average price in the Community of Madrid.
This municipality, with a little more than 3,300 inhabitants, was already in the news in April last year precisely for being the municipality of Madrid with the cheapest price per square meter, located below 1,000 €.
The cheapest municipalities in Spain to buy
To find the municipality that leads the list of those with the cheapest m² in Spain, we have to go to the neighboring Castilla-La Mancha: it is Almadén, in Ciudad Real, with 335 €/m².
