The real estate portal Idealista has already released the rental price index for the month of April—and its year-over-year change. The findings, while not unexpected, are nonetheless disheartening for anyone who rents or is looking for an apartment in our city: Madrid is the capital with the most expensive rents in Spain.
According to this data, the price per square meter stands at €23.30/m². In practical terms, this means that renting a 70-square-meter apartment costs around €1,600 per month—a price that exceeds the average salary earned by many residents of the capital. Put another way: renting without sharing an apartment is not an option.
The year-over-year increase (from April 2025 to April 2026) was 8.6%, the third highest behind Palma (10.4%) and Alicante (8.7%).
The price rises even further in the Community of Madrid

Broadening the focus to the entire Community of Madrid, the news is no better: in the region, the year-over-year increase stands at 9%. With a price per square meter of €21.2, Madrid remains the most expensive province in Spain for renting a home.
Nationally, the year-over-year increase in rent prices is 5.2%, bringing the average to €15/m². These figures, incidentally, come just days after the Spanish Congress rejected the final approval of the decree-law for the extraordinary extension of rental agreements.
The regulation included measures such as allowing tenants to remain in their homes for up to two additional years without negotiating a new lease, or capping rent increases at a maximum of 2%.
