Social housing is increasingly in demand in Madrid. One of the initiatives that covers (in a limited way) this need is the Plan Vive, a project that facilitates the rental of properties at an affordable price: from 400€ per month.
Plan Vive has a website where you can access three housing lots. The company responsible for marketing the first two is Avalon, which has 3,582 apartments for rent. ConVive Madrid (a brand created by the Community of Madrid in collaboration with the companies Sogeviso and Culmia) is in charge of the third batch, with 1,763 rental properties. 5,354 Plan Vive apartments are in the construction and adjudication phase, although the Community of Madrid plans to create 13,000 housing units adhering to the project during this term of office.
What are the requirements to join the Plan Vive?
The main requirements to apply for affordable housing under the Plan Vive are to be of legal age (or be an emancipated minor); legal residence in Spain; intend to use the property as a habitual residence and not own another house.
On the other hand, the income limits corresponding to the table of the Public Multiple Effect Income Indicator (IPREM) must be complied with.The income of the applicant (or the cohabitation unit) must be at least 1.5 times the IPREM, and no more than 35% of the annual net income must be destined to the annual payment of the rent.
In addition, those who are registered in the municipality where the requested housing is located or who have been working there for three years or more will have preference over those who reside outside the municipality (i.e.: these are not necessary requirements, but they are favorable).
Which municipalities are included in the plan?
The municipalities included in the Plan Vive that already have cheap properties in promotion are Madrid (with 1,579 distributed in Valdebebas and Los Ahijones); Alcalá de Henares(736); Alcorcón (882); Colmenar Viejo (915); Getafe (864); Móstoles Sur (737); San Sebastián de los Reyes (1,636); Torrejón de Ardoz (137); Torrelodones (170) and Tres Cantos (743).
Soon, the Community of Madrid will promote social housing in 16 other municipalities, including Aranjuez, Navalcarnero, Pinto, Valdemoro, Alcobendas, Boadilla del Monte and Arganda del Rey (see all of them here).
How does the Plan Vive website work?
The Plan Vive website is very intuitive: you only have to select the municipality in which you are going to apply for housing and choose the type of house that best suits your circumstances (the price of the property varies according to its size). Then, fill in the corresponding data through a form and click on the “Formalize Registration” button.
