The new residential neighborhood in southern Madrid has already put 17 residential lots up for sale. Located in Alcorcón, the Retamar de la Huerta urban development project aims to become a high-end area, similar to Boadilla del Monte, with more than 3,500 homes and extensive green spaces.
Construction began in November 2025, and just a few weeks ago, at the end of March 2026, the sales process for 17 of the residential lots began . As a result, a total of 16,000 square meters of buildable land has been made available to the public , where up to 130 homes with a value of 20 million euros can be built , according to the project’s creators on their website.
The deadline for submitting bids will remain open until June 1, and there are no pre-assigned lots; therefore, interested parties may request the plots they deem appropriate through the Retamar website.
Publicly subsidized housing

The plots on offer will be designated for semi-detached single-family homes, apartment buildings with a larger number of units, and other residential developments. And in its final phase, Retamar de la Huerta will allocate 32% of its homes to public housing, helping to alleviate the shortage of apartments in the region.
According to Darío Rivera, president of the Retamar Compensation Board, “this auction represents a great opportunity both for individuals who wish to build their own homes and for developers interested in ready-to-build land in an area with high potential,” as stated on the development’s website.
In fact, in the current auction, there are already two collective plots designated for basic public housing, on which nearly 50 homes can be built.
Green spaces and a strategic location

The development covers 1,140,000 square meters and includes a total of 30 hectares of green spaces, emphasizing a blend of architecture and nature. In fact, plans call for a 7-kilometer bike path and a 5.8-kilometer walking trail.
Additionally, the project will allocate 15 million euros to an infrastructure plan that will improve access to the neighborhood. Retamar de la Huerta is located on vacant land between Villaviciosa de Odón and the M-50 and has direct connections to the M-506, the M-50, and the Campodón de Villaviciosa residential development, placing it in a strategic location within the Community of Madrid.
To improve connectivity , a new roundabout will be built to link the M-506 and the M-50; the lanes of the M-50 will be expanded from two to three in each direction; and a pedestrian overpass will be constructed over the M-50.
